floor plans round 2

Lauren took all our ideas (and our "i dunnos") and came back with another round of potential floor plans. Here's our new 3 options. This time she added in some furniture to help us wrap our minds around the size and scale of the space and how the layout would flow from one room to another.

Before going into this round of floor plans, we had made a few decisions.
- we didn't want to move the laundry
- we then would have to keep the pantry where it is
- we wanted to somehow turn that bonus space in the master into a home office

- Laundry/mud room all walls as existing 
- Bathroom - nothing done, we'll update fixtures and glass shower enclosure, kept existing jack and jill entrances from guest room to mud room 
- Kept existing pantry, we'll rebuilt the interior shelving new to suit 
- L-shaped kitchen, keeping exterior door, built in storage/fridge flanking a built in bench seat for breakfast area (to seat 4) 
- Island to seat 2 
- Main workspace has cabinets facing rear wall of windows 
- Adjacent dining area for entertaining, not so formal 
- Large dutch entry door (I showed a console table and two extra chairs for entertaining and a rug to show some scale) 
- Keeping front sliders/French doors (although I strongly believe all should match throughout the home, not mismatched, especially with open concept)
- Main living area, showing a XL 10'x14' rug with a 10' x 5.5' sectional (to show you something large could go there) 
- Kept master bedroom as is closets, office

- Laundry/mud room - moved wall to allow for larger kitchen layout, move washer/dryer to adjacent wall (I would have a durable countertop (Caesarstone for ex) atop the washer dryer and wall mounted shelving to store laundry room essentials
- Where current water heater is, I would make two closets, each side of guest bathroom entrance for broom/mop closet
- Bathroom - nothing done, we'll update fixtures and glass shower enclosure, kept existing jack and jill entrances from guest room to mud room 
- Kept existing pantry, we'll rebuilt the interior shelving new to suit 
- Kitchen with larger eat in dining area, keeping exterior door, breakfast area (to seat 6-8) 
- Island to seat at least 4 
- Main workspace has cabinets facing side of house (but the rest of the kitchen will be pure views) . . for this reason, range against wall, sink on the island  
- Adjacent dining area for entertaining, not so formal 
- Large dutch entry door (I showed a console table and two extra chairs for entertaining and a rug to show some scale) 
- Changing front living room doors to French doors 
- Main living area, showing a 9'x12' rug with a 10' x 5.5' sectional 
- Kept master bedroom as is closets, office

- My idea here would be to have upper and lower cabinets for most of range wall, only lower cabinets facing backyard with windows along entire wall, fridge and taller cabinetry for full height storage along wall facing patio off living room  
- Island to seat at least 4 
- Additional prep sink on island  
- Adjacent dining area for entertaining, not so formal 
- Large dutch entry door 
- Changing front living room doors to French doors 
- Main living area, showing a 9'x12' rug with a 9' sofa, XL oversized pull up ottoman, two lounge chairs 
- Kept master bedroom as office, small closet in tact, removed main closet, need to discuss further 


Right away we realized we didn't like #1. We have to resize the existing laundry room otherwise the kitchen would feel too small. We also weren't fans of the round eat-in kitchen smack dab in the middle of that wall. 

So, that leaves #2 and #3. 

#2
- we like the L-shaped eat-in kitchen table
- we like the island facing towards the living area
- we like the long wall of shelving on the west wall
- we like that we kept the door to the outside/deck
- we're not fans of the dead space inbetween the eat-in table and the door. It seems like something is missing

#3
- we like all of the storage in the kitchen (holy moly, that's a lot of cabnetry)
- we don't like losing that door to the deck
- we like having the extra space in the master (minus the weird closet), but where do we now have the office or closet?

The solution? A bit of a hodge-podge between 2 and 3. Lauren and I spent an hour or so on the phone (and juggling babies) to discuss what we were thinking and I'm really happy with what we've come up with. This might be darn close to perfect.
